The very well located plot of land would have been in the grounds of the medieval Fortezza Firmafed and is overlooking the picturesque Centro Storico (historical center) and cultural hub, Sarzana. The property is completely fenced off with electric metal gates in which your car may be parked, a natural stone drive way and path leads you to some small steps towards the main entrance, to the left a small covered terraced area with seating. The house split on two levels and located on a sloping stretch of land with a swimming pool positioned at the highest point, with terracotta paving surrounding the water’s edge, all corners of the garden can be reached by small stone walkways. In front of the property is a roofed area partially enclosed by stone walls to protect you from weather in all seasons whereas an open-air dinning and BBQ space with pergola and vines has also been conveniently designed in the proximity of the kitchen entrance. Inside on the top floor a traditional Tuscan kitchen which leads to recently renovated bathroom (bath tub and power shower) and double bedroom en-suite with quality new mattresses. A cast iron spiral staircase takes you to the lower level of property where the second double bedroom and bathroom are situated. The third sleeping area which can alternatively be used as a lounge overlooking garden, is accessed through a small study with a door straight onto the stone terrace, and garden and external covered seating area positioned at front of building.

This small city hosts many cultural events; Il festival della Mente, (the mind festival) which attracts names such as performance artist, Vito Acconci & Marina Abramovic, or sculptor Anish Kapoor – La soffita, (The attic), antiques market, where the best dealers from Firenze and Siena gather each august for this 20-day event now more than 50 years old; vintage, antique and contemporaries design curiosities adorn the streets each night until 3 in the morning! In honor of this occasion a glorious street food festival is set up in the main piazza with live jazz in the back ground and the best restaurants in the area doing their stuff in a very theatrical Italian manner from elaborately created food stalls!
Within ten minutes from the motorway this makes a fantastic base for day trips to all major Tuscan and Ligurian cities but also in easy reach of a variety of diverse natural landscapes: the Apuan Alps, the Apennines, the Liguria coastline and the Tuscan Riviera Versilia. The ability to reach the Cinque Terre is achievable in a 30-minute train journey, on foot you may reach the station in 10 minutes! Also, not to be missed is the nearby artisan town of Pietra Santa visited by internationally acclaimed artists from Michelangelo Buonarotti to Henry Moore, also a hub for contemporaries’ culture and Made in Tuscany Design.
